Did you know that regulatory real estate estimates in the canton of Ticino can only be carried out by cantonally certified trustees?
In Switzerland, real estate appraisals are generally performed by qualified appraisers certified by the Swiss Financial Market Supervisory Authority (FINMA). In the Canton of Ticino, the regulations for real estate appraisals are managed and regulated by the Cantonal Financial Market Authority (CFM). There is a list of CFM approved appraisers that can be viewed.
Regulatory real estate appraisals are required in certain situations.
For example:
- For financing
- For insurance
- For tax matters
- For inheritances
- For auctions
These appraisals must be performed in accordance with standards and procedures established by the CFM and are mainly more accurate than appraisals performed for other purposes.
