What does “BF” mean in a floor plan?

In the jungle of abbreviations in the real estate industry, it is easy to lose track of what is going on. Depending on the respective type of floor plans, one finds designations such as GF, HNF, VF, KF, NNF, BF, ANF. Such as electrical, installation, justification, sales plans and many more.

Note that not all terms on a floor plan are clearly defined. Net living space and living area, for example, are terms without definition and often a matter of interpretation. It is not uncommon for a market participant to interpret a craft room or garage space as living space. Another example is the term “BF”. The abbreviation is one of the most common on surveyed plans. Typically, “BF” is interpreted as gross living space. However, the abbreviation “BF” has nothing at all to do with living space.

The abbreviation “BF” means “walkable area” and is a measure for craftsmen such as floor layers, so that they know how much material they need to buy.

Is a built-in cupboard part of the “walkable area”?

Now you ask yourself, for example: Does a built-in cupboard then belong to the walkable area or not? This depends on whether the carpenter installed the cupboard before the flooring work.
